Johannesburg's leading rental-accommodation managing agent
AFHCO Property Management was established in 1998 to manage the investment properties owned by AFHCO Holdings — sustaining yields and enhancing economic value across rental accommodation in Johannesburg's inner-city.
The head office sits in the centre of Joburg’s CBD. AFHCO’s online portal — a white-labelled version of MRI Property Central — handles invoicing, collections, bookkeeping, maintenance tickets, trust and general account management. Combined with Property Inspect, it gives tenants and clients a complete portal for portfolio management and stakeholder communication.
AFHCO’s core focuses are social housing, residential, commercial and student — providing affordable, safe, clean and secure living environments. As leaders in Proptech adoption, AFHCO partnered with Property Inspect to solve the real-life problem, and legal requirement, of property inspections.
Paper inspections were slowing the operation and the recoveries
AFHCO faced challenges with complex paper-based rental and building inspections — and the evaluation of damages was becoming an expensive issue. Inspections sit at the heart of upholding their core values: spaces that are safe, secure, clean, compliant and well-maintained.
- 01Paper-based inspections were time-consuming and prone to error.
- 02Damage evaluation was expensive without digital evidence to back up deductions.
- 03Disconnected systems meant duplicating tenant and property data manually between MRI Property Central and the inspection workflow.
- 04Manual notification setup for landlords and tenants was repetitive and error-prone.

MRI-integrated workflow with automated stages, asset library and tenant-responsibility reporting
MRI Property Central two-way sync
Tenant and property data sync automatically — once a lease is created in Property Central, tenant details for the unit appear in Property Inspect, including the tenant reference number.
45-day auto-close window
Reports stay open for 45 days after completion — giving internal teams time to capture leases and create tenants in Property Central before reports finalise.
Move-out workflow + Tenant Responsibilities Action Report
Move-out reports route to regional managers for review, then notify Finance with a separate cost-allocation report — deductions are applied directly to the deposit.
Custom finance category
Finance flags actioned costs in a custom Property Inspect category; the report finalises only when the work is carried out and the property’s condition is rectified.
Asset Library + Material Price List
Inspectors browse a pre-priced asset library and attach predetermined repair, replacement or damage costs — eliminating the ambiguity of attaching a price on the fly.
3,150+ inspections, 25,500+ actions — and 2,416 hours saved per 1,000 properties
Pre-inspection time saved
Two-way MRI sync removes manual data entry between systems.
Time on site saved
Templates, automation and on-site editing speed every visit.
Post-production saved
Reports auto-distribute and auto-store in Property Central.
Total time saved
Adding up to 2,416 hours saved per 1,000 properties — at AFHCO’s scale, weeks of inspector time reclaimed.
Improved ability to claim and prove tenant-responsibility damages — and to mediate and resolve disputes when deductions are challenged. Deposit-refund turnaround times have improved alongside.
Integrating Property Inspect with MRI Property Central has removed entire categories of manual work from our inspection process — tenant data, notifications, and report storage all flow automatically. Combined with the time saved on site, it’s cut hours from every inspection while making damage recoveries genuinely defensible.
Built into the AFHCO operating model
Property Inspect’s Review / Complete / Close stages now align with AFHCO’s internal teams — automation flows the work between Operations, Regional Managers and Finance at the right point in the process. Recoveries improve through predetermined costs and tenant-responsibility flagging, with totals summed and distributed automatically.
